About ArchFolio

ArchFolio Surveys is a single-practitioner survey and plan service covering Sussex, Surrey, and Greater London. Every plan is produced by the same person — from the site visit through to the finished drawing.

That matters more than it might seem. The property industry handles an enormous volume of floor plans and lease plans, and a significant proportion of them are inaccurate — drawn from estimates, produced without a proper site visit, or copied from records that no longer reflect the property. For marketing plans, inaccurate dimensions mislead buyers and undermine confidence in a listing. For legal plans, a non-compliant drawing can halt a registration, delay a completion, or cause a mortgage lender to withhold funds at exchange.

Accuracy is not something we check at the end. It is built into the process from the start.

Every plan begins with a laser-measured site survey using a Leica DISTO instrument. Measurements are recorded on site, checked against closing dimensions, and transferred into CAD to produce a geometrically accurate drawing. Legal plans are then cross-referenced against current Ordnance Survey base mapping before delivery — the same mapping HM Land Registry uses when examining plans for registration. A watermarked draft is sent to the instructing solicitor or client for written approval before the final plan is released, so any scope or boundary questions are resolved before submission, not after.

There are no account managers, no outsourced drafting, and no automated drawing tools. The person who visited the property drew the plan and will answer your call.

HMLR-compliant lease and title plans.

Lease plans and title plans produced to HM Land Registry practice guide 40, for solicitors handling leases, transfers of part, and new title registrations.

A lease plan identifies the extent of a property let under a lease. Any lease granted for a term over seven years must be registered at HM Land Registry, and registration requires a compliant plan showing the demised premises against the title's boundaries. A title plan performs the same role for a freehold or new title registration.

A rejected plan delays completion. HMLR returns non-compliant applications with a requisition, which can hold up a transaction for weeks, leave a buyer's mortgage funds in limbo, and generate abortive legal costs for all parties.

Compliance is not optional. HMLR examiners check every plan against current Ordnance Survey mapping and will reject anything that does not meet practice guide 40.

A marketing floor plan is attached to a property listing to show layout, room sizes, and flow. Floor plans reduce wasted viewings, help buyers understand a property before visiting, and are increasingly expected on every listing.

Most floor plans used in property listings are inaccurate. Agents often produce them in-house from rough estimates, use outdated plans, or commission cheap services that skip a proper site survey. Inaccurate dimensions mislead buyers and create problems further down the sale.

ArchFolio plans are produced from a full laser-measured site survey every time, drawn to scale in CAD, and checked before delivery.

Every marketing plan includes a site plan, indicative furniture layouts, and any outside spaces relevant to the listing, drawn to the same standard as the internal floor plan.

Reduced head height areas and limited use spaces — under stairs, sloped ceilings, restricted headroom — are measured and stated in line with the RICS International Property Measurement Standards (IPMS). We are RICS Accredited Property Measurers.

Plans are fully customisable to fit any brand design required — colours, fonts, and layout can be set to match your agency's style.

Terms and conditions

These terms apply to any survey, measurement, or plan drawing instruction placed with ArchFolio Surveys, a trading name of Rich Hurley Limited ("we", "us"). By instructing us, you accept these terms.

Instructions and quotes

Quotes are based on the property details you provide. If the property differs materially from what was described — size, number of floors, complexity — we may revise the fee before proceeding. A quote is valid for 30 days.

Site access

You are responsible for arranging access to the property at the agreed time. If access cannot be gained and 24 hours' notice of cancellation was not given, a call-out charge may apply.

Draft approval

A watermarked draft is issued for your review before the final plan is released. It is your responsibility to check the draft and raise any corrections before approving it. Once approved, the plan is finalised and delivered.

Payment

Invoices are issued on approval of the draft plan and are due on receipt unless otherwise agreed in writing. The final plan is delivered within 1 working day of payment being received. We reserve the right to withhold delivery until payment clears.

Accuracy and liability

Plans are produced to the standard stated for the service ordered — HM Land Registry practice guide 40 for legal plans, or the RICS code of measuring practice for marketing plans. Legal plans are for identification purposes only and do not constitute a boundary survey or determine legal title. Our liability is limited to the fee paid for the instruction in question.

Cancellation

Instructions may be cancelled free of charge up to 24 hours before a scheduled site visit. Cancellations within 24 hours, or after the site visit has taken place, are chargeable at the full quoted fee.

Governing law

These terms are governed by the law of England and Wales.

This policy explains how ArchFolio Surveys, a trading name of Rich Hurley Limited, collects and uses personal information. We are the data controller for the information described below.

Information we collect

When you submit a quote enquiry or instruct us, we collect your name, email address, phone number, the property address, and any details you provide about the instruction. If you are a solicitor or agent instructing on behalf of a client, we may also hold that client's contact details for the purpose of the instruction.

How we use it

We use this information to provide quotes, arrange site visits, produce plans, issue invoices, and respond to enquiries. We do not use your information for marketing without your consent, and we do not sell personal information to third parties.

Retention

Instruction records, plans, and invoices are retained for six years to meet accounting and professional record-keeping obligations. Enquiries that do not proceed to an instruction are deleted after 12 months.

Sharing

We share information with third parties only where necessary to deliver a service — for example, an instructing solicitor, or our accounting and invoicing software provider. We do not share information with third parties for their own marketing purposes.

Your rights

Under UK GDPR you have the right to access, correct, or request deletion of your personal information, subject to our record-keeping obligations. To make a request, contact us using the details on our contact page.
